Short-Term Rental Property Management in California

Nexora Hosts manages short-term rentals across Northern California, in three regions: Silicon Valley, the Monterey Bay coast and Sacramento County. We list your home on Airbnb, Vrbo, Booking.com and Expedia, price it daily, answer your guests, and keep the property ready between stays. You pay one percentage of what the home actually earns each month, after platform fees. This page explains how the whole thing works, and every city has its own page with the local detail.

What Full-Service Short-Term Rental Management Covers

Good management is not one task. It is ten that have to work together, and a gap in any one of them shows up in your reviews or your payout.

Everything below except insurance sits inside the one management fee. The two costs that sit outside it are the contractor’s bill on a repair and consumable supplies, both passed through at cost. There are no upgrade tiers and no add-ons to chase.

What We Handle

Listing Creation

A listing that exists is not the same as a listing that converts. Our Airbnb listing creation starts with a walkthrough and audit, then covers staging and photography, the title and description, and syndication across all four booking platforms. Most listings go live within seven to ten days of the walkthrough.

Pricing Optimization

Nightly rates should not sit still for a month. Our pricing optimization pulls real market numbers, sets a floor and a ceiling for your property, builds rules that match how your city actually books, and pushes rates live across every platform. We review and adjust every week.

Calendar Management

Double bookings and quiet weeks both cost money. Our calendar management connects every platform you list on through one channel manager, so a booking anywhere blocks the same dates everywhere, and we work the gaps each week rather than waiting for them to fill themselves.

Guest Communication

Guests ask questions at every hour. Our guest communication learns how you write, builds a message library in your voice, screens bookings before they confirm, and covers the inbox around the clock, in the guest’s language where that helps.

Cleaning

Between stays, the property has to look like nobody was ever there. Our cleaning service works from a checklist built for your specific property, scheduled automatically against your booking calendar. Every turnover ends with an inspection and photographs, so you can see the home the way the next guest will.

Maintenance Coordination

Something breaks eventually. Our maintenance coordination starts with a property audit, builds a preventive schedule, handles live guest issues as they happen, and manages the vendor network. Coordination and reporting sit inside the management fee and you pay only the contractor’s cost.

Review Management

Reviews decide every future booking. Our review management audits the pattern in your existing reviews, fixes the issues guests keep naming, runs a follow-up system that earns more of them, and responds to the ones that need a reply.

Check-in Automation

Nobody should wait on a doorstep for a key. Our check-in automation covers the hardware, wires it into the booking calendar, writes the arrival flow, and builds a guidebook guests will actually open. An installer comes out and sets it up.

Performance Reporting

You should be able to say what the property earned and why. Our performance reporting pulls twelve months of real data, sets up your owner portal, layers market figures over your own numbers, and sends a monthly report you can read in five minutes. We sit down with you every quarter.

Insurance

Standard homeowner policies often leave gaps when paying guests stay. Our short-term rental insurance service reads your current policy, compares quotes from specialist carriers, and layers that against the platform’s own coverage. This one carries a separate, clearly stated setup fee, and nothing is taken out of your premium.

Where We Manage in California

We do not cover the whole state, and we say so deliberately. Our service area covers three regions that behave nothing alike, so the way we price, schedule and staff a property depends on where it is. We also support owners in the areas immediately around them.

Silicon Valley and the South Bay

This region runs on work. Corporate travel, relocations, temporary projects and university visits fill calendars, stays often run longer, and demand clusters on weekdays rather than weekends.

San Jose — The largest market we cover, and the one that demands the most daily attention. Income potential is strong, but it comes with the constant upkeep of a busy calendar driven by weekday business demand.

Sunnyvale — Guests come for work, temporary projects, meetings and relocations, so furnished short stays tied to Silicon Valley demand make up much of the calendar. We price around company schedules instead of treating every week the same.

Santa Clara — Demand here is event-driven, with Levi’s Stadium guests and convention traffic alongside tech visitors and families. A property needs one pricing plan for those dates and a different one for ordinary weeks.

Mountain View — Tech campuses and startup activity drive the bookings, and stays here tend to run longer than the regional average. Work trips and extended stays shape most of the calendar.

Palo Alto — A premium market built on university visits, medical stays and guests who expect a higher standard of presentation. A basic listing at a fixed nightly rate does not hold up here.

We also support owners in Milpitas, Los Gatos and other parts of Silicon Valley.

Monterey Bay and the Coast

The coast works the other way around. Leisure travel drives demand, weekends and holidays book first, and the seasons matter far more than they do inland.

Santa Cruz — Beach demand, weekends, school breaks and holidays set the rhythm, with midweek nights that need pricing differently from Friday and Saturday.

Monterey — Coastal travel patterns and seasonal events shape the year, and guests here need careful handling. Those peak weeks can reshape a whole year’s pricing, so we plan for them early.

We also support owners in Carmel, Pebble Beach, Marina, Seaside and other parts of the California coast.

Sacramento County

Sacramento runs on purposeful travel. State business when the legislature sits, medical stays near the hospitals and contractors on multi-week projects fill the calendar, and the rules change from one city to the next.

Sacramento — One page covers the county, including Sacramento city and Elk Grove. Permit rules differ across the city, the unincorporated county and Elk Grove, so we confirm which apply at your address before anything else.

BEFORE YOU LIST

What California Owners Should Know Before Listing

California has no single statewide rule. Permits, registration, occupancy limits and taxes are set city by city and county by county, and they change. We help you stay organized around them, but the rules themselves are yours to confirm with your city or county before you accept bookings.

Permits and Registration

Most California cities require a permit or registration before you host, and some limit how many nights you can rent a home you do not live in. A Santa Cruz County property follows a different process from one in San Jose, so check the requirements for your exact address.

Transient Occupancy Tax

Short stays usually trigger transient occupancy tax, often shortened to TOT. Rates, registration and filing deadlines vary by location. Your city or county is the authority on what applies to you.

Insurance Gaps

A standard homeowner policy often does not cover paying guests, so an owner can believe they are protected when they are not. Reading the policy before the first booking costs far less than discovering the gap after a claim, and it is the first thing our insurance service does.

Rules Change

Cities update their ordinances, sometimes with little notice. Working across three regions means we see those changes early, because they affect our own bookings too. You should still confirm current rules with your city or county before you list.

HOW IT WORKS

Three Steps from Empty Calendar to Steady Income

Owners often hesitate because they do not know what happens after they get in touch. Here is the whole thing.

Tell Us About Your Property

Send the address, a few photos and what you want out of the home. We run a free earnings estimate on real local data and book a twenty-minute call to walk you through what it can realistically earn. Your fee figure comes with that.

We List, Market, and Price It Right

Photography, listing copy and pricing setup, live across all four booking platforms within seven to ten days of the walkthrough, tuned for search inside each one.

You Earn While We Handle the Rest

Guests book, we check them in, the property gets cleaned between stays, and someone answers the 2 a.m. question. Your payout arrives on the same schedule every month, with a report that explains it.

Why Owners Choose a Local Manager

National operators publish hundreds of location pages. Scale is their strength, and it comes at a cost: a call center, a contractor list, and your property somewhere in a queue behind properties in states nobody on the call has visited.

We cover a focused set of cities in three regions, which is small enough that the person pricing your home has seen the market it sits in. We know a Levi’s Stadium weekend prices nothing like an ordinary one, and that a Santa Cruz midweek night is a different product from a Saturday. We read the county ordinances because they affect our own bookings.

Most full-service managers take 25 to 35 percent of booking revenue, often with the interesting costs moved into add-ons. Our fee is one percentage of what your home actually earns after platform fees, with the services above inside it. That kind of difference does not fit on a statistics banner, so we would rather you judged us on how we respond, how we communicate, and what your monthly report says.

California Airbnb Management FAQs

Which California cities does Nexora Hosts cover?

We manage properties in San Jose, Sunnyvale, Santa Clara, Mountain View, Palo Alto, Santa Cruz, Monterey and Sacramento County, including Sacramento city and Elk Grove. We also support owners in the areas around them, including Milpitas, Los Gatos, Carmel, Pebble Beach, Marina and Seaside. If your property sits outside that range, we will tell you honestly rather than take on a home we cannot serve properly.

One percentage of what your home earns each month, calculated after platform fees. It covers listing creation, pricing, calendar, guest communication, cleaning coordination, maintenance coordination, reviews, check-in automation and reporting. Two things sit outside it: the contractor’s bill on a repair and consumable supplies, both passed through at cost. Insurance is a separate service with its own clearly stated setup fee. You get your specific figure on the twenty-minute call, once we have seen the property.

In most cases, yes, but there is no single statewide rule. Each city and county sets its own permit, registration and tax requirements, and some cap how many nights you can rent a home you do not live in. Confirm the requirements for your address with your city or county before you accept bookings.

Most listings go live within seven to ten days of the day we walk the property. Photography takes an afternoon, the writing and amenity tagging take a couple of days, and syndication across the other platforms follows.

Yes, and we price each region on different logic. Silicon Valley properties lean toward weekday business travel and longer corporate stays. Monterey Bay properties lean toward weekends, holidays and seasonal demand. Sacramento leans toward state business, medical stays and longer work trips. Each home gets a plan built for where it actually sits.

Yes. We block your personal dates across every platform and schedule the cleaning around your visit. Give us the dates in advance and we handle the rest. Keep in mind that some cities treat owner-occupied nights differently under their permit rules.
